TAWA, often partnered with the Ranch 99 franchise are retail communities that are located in Rowland Heights, Eastvale, and San Gabriel in Southern California. Each TAWA location offers a vibrant mix of dining, shopping, and cultural experiences, reflecting the rich diversity of the communities they serve. With thoughtfully curated tenant selections and immersive design elements, TAWA centers create welcoming spaces where tradition and modernity meet. Its strong brand presence found in its identity, graphic elements and signage design are the common thread throughout the different architectural styles. Nadel Architects chose a modern black and white building style and site signage. AO Architects created a warm and industrial-inspired casual environment for Eastvale's Market Hall. Throughout these centers, visitors encounter a harmonious interplay of patterns and materials that celebrates both locality and innovation. Public spaces are designed to encourage gathering and exploration. Unique landmarks at each TAWA site whether it's a whimsical totem or sculptural large-scale letters serve as points of pride and orientation, making the experience memorable for returning guests and newcomers alike. Every detail, from the choice of landscaping to the intuitive flow between indoor and outdoor venues, reinforces TAWA’s commitment to fostering community and elevating the everyday retail journey.
